Leasing Policies
 | CBI Management is an equal opportunity
leasing company. We lease to people based on the following
criteria: |
 | 1. Income must equal at least three
times as much as the lease amount. |
 | 2. Applicant must have good rental history. |
 | 3. Applicant must have verifiable and
reliable income. |
 | 4. Applicant must not have bad credit. |
 | 5. Applicants with certain felony histories
will be denied. |
 | 6. A maximum occupancy of 2 adults per
bedroom. |
If the applicant doesn't meet the above criteria, CBI Management at our
option may require an additional guarantor, additional deposit, or may
reject the applicant.

CBI Management does not charge application fees. The first
completed application and deposit received for a property will be
the first to be considered. When CBI Management receives the
deposit it is an application deposit and is non refundable unless
the applicant is rejected by CBI Management. Once the
applicant is accepted, the application deposit becomes the security
deposit. |

Pet Policy CBI Management does not allow
vicious breeds of dogs at any property. These include but are
not limited to pit bulls, rottweilers, dobermans, chows, etc.
Most other breeds of dogs and cats are allowed provided that CBI
Management has given written permission for the pet to be on
property and the appropriate pet deposit has been paid. |

CBI Management does not guarantee any fences to be pet
proof. Fences are provided strictly "as is". |

Cars are not to be parked in the yard! |

If tenants are responsible for mowing the grass, it must never be
allowed to grow higher than ankle length. If CBI Management
has to have the grass cut, the tenant will be responsible for paying
for the mowing plus an additional 50% service fee to CBI Management. |

Cloth covered furniture is
not allowed on patios, porches or in yards. |
 |
When properties are taken in
"as is" condition the property will be required to be left in
clean and rentable condition. Deposit deductions will be
made for any damage, trash left or lack of cleaning just the same
as if the house were accepted in "new" condition. |
 |
Painting
Before any painting by tenants is started, tenants must receive
written permission approving the color and areas to be painted.
All painting by tenants is expected to be done to professional
standards and any damages (paint splatters or less than
professional quality work) resulting from tenant painting will be
deducted from the security deposit. If tenant agrees to
paint CBI Management colors (Behr brand paint, flat white on
ceiling, egg shell antique white on walls, semi gloss white on
trim, semi gloss antique white on doors), CBI Management will pay
for the paint. If tenant paints colors approved by CBI
Management other than CBI Management's colors they may do so at
their expense. |

Early move out.
Please refer to your lease if you have to move out early.
Please notify CBI Management in writing as soon as you know that
you need to move out. You will be responsible for the
remainder of your lease term. If you find someone to fulfill
your lease for you, have them submit an application through this
website. If they are approved by us, CBI Management will
sign a new lease with them and you will be responsible for paying
the reletting fee as stated in your lease. |
